As I type this blog post, I hear the two guys working outside who knocked on my door yesterday. These two guys used to work for a landscaping company that I used about a year ago (and they did amazing work!). With all the recent layoffs, they lost their job, so they decided to go back to all previous clients to see if there was any work that needed to be done. What’s weird, is that just the day prior, I was telling Amy (my wife) that we needed some work done in the yard, and I just don’t have the time right now to do it (I would rather spend that time with my wife and kids). Then yesterday, I had a knock at my door, and today the work is being done.
So why do I say this? It all has to do with marketing, and more specifically, door knocking.
Most people are terrified of door knocking, but it is probably the most effective method of marketing that exists today. For those of you doing short sales, this is a fantastic marketing method. For those of you doing loan mods, this is fantastic for you too! A few things to consider with it.
1. Door Knock to a specific list (know who your target audience is, and knock on those doors. The guys who knocked yesterday knew that a year ago I spent a lot of money on my yard. They also knew by looking at my house that I needed more work done. I was a hot prospect, they knocked, and got a job.
2. Knock when people are home. (between 5-9pm works best). Saturday and Sunday also work.
3. Have a smooth opening line. Answer their objections up front with your opening line.
Realize that door knocking IS time consuming. If you have money for other types of marketing (or you just don’t have the time to knock on doors), then you should consider other types of marketing (direct mail, internet, etc). Another consideration is to hire door knockers to go out and do it for you.
